The calculator reproduces how banks test affordability. The parameters are stored in the calculator and may change. Your bank's own assessment is always the one that counts.
Assumptions: property value CHF 800'000, equity CHF 160'000 (20%), mortgage CHF 640'000. Only gross household income changes. The figures come from the affordability calculator above.
The calculated housing costs of CHF 47'115 per year in the example consist of mortgage interest of CHF 32'000, amortization of CHF 7'115 and ancillary costs of CHF 8'000. Per month, that comes to CHF 3'926.
These housing costs are not affordable at an income of CHF 100'000 and are affordable at CHF 150'000. If your property is not affordable, more equity, a lower property value or a higher income can change the picture. Try it in the calculator.
Whether a bank approves your financing is for the bank to decide. The calculator gives you a first assessment before the conversation. More on mortgages at smzh. You can estimate the value of your property with the real estate calculator.
A property is considered affordable if the calculated housing costs stay, in relation to your gross income, within the limit that the bank accepts. The calculator shows the result as "affordable" or "not affordable".
The calculator uses a calculated interest rate of 5%. That is not the current market rate. It is meant to show whether you could also cope with higher interest rates.
In the calculator, you enter the equity yourself. In the example it is 20% of the property value, which is CHF 160'000 on CHF 800'000. How much your bank requires is something to clarify in conversation.
